Wesley Housing is a nonprofit affordable housing developer focused on expanding and preserving high-quality housing for individuals and families with low-income across Virginia. This VISTA volunteer project will strengthen the organization’s ability to serve underserved communities in Southern and Central Virginia by providing the research and building the systems and tools needed to advance more affordable housing developments. The VISTA volunteer will lead the development of a comprehensive Real Estate Development Playbook that standardizes how development projects are identified, evaluated, and financed. This includes creating underwriting models, pipeline tracking tools, funding strategy frameworks, and partnership engagement approaches. The VISTA member will also research and map funding opportunities, including Low Income Housing Tax Credits, rental subsidies, and alternative funding sources, to support long-term affordability. In addition to developing tools and materials, the VISTA volunteer will pilot these resources in partnership with the project managers on active development projects, support internal adoption through training and documentation, and help integrate them into ongoing organizational workflows. The result will be a stronger, more scalable development pipeline and improved ability to bring new affordable housing projects to fruition. By building long-term organizational capacity, this project will contribute to increased access to stable, affordable housing and support broader anti-poverty outcomes in underserved communities.

Member Duties : The AmeriCorps VISTA volunteer will design and implement a omprehensive Real Estate Development Playbook that strengthens Wesley Housing’s capacity to identify, evaluate, and advance development projects in Southern and Central Virginia. The VISTA volunteer will develop standardized tools, pipeline tracking systems, and funding strategy frameworks, including LIHTC and alternative capital sources. They will conduct community and market analysis, engage with partners, and pilot Playbook tools on active development projects to refine and improve effectiveness. The VISTA will develop training materials and facilitate internal adoption of these resources and systems, resulting in a stronger, more scalable pipeline of development projects that expand access to stable, affordable housing for individuals and families with low-income.
