As a proven commercial real estate investing model, CIT’s goal is to help neighborhood residents participate in and benefit from their community's economic prosperity. It is a localized and long-term, risk-protected, affordable investment for low-income and BIPOC communities in the asset class of commercial-retail real estate, to harness and transform the financial system that has long shut them out and help families emerge from poverty and build wealth. CIT offers a long-term path to collective, communal ownership of real estate for investors from $10 to $100 per month. It is designed to bring accessible investment resources in redlined communities, organize inclusive business development educational programming, and serve as a resource to the community through thoughtful recruitment of tenant businesses and delivery of community programming that serve expressed community needs. The South Dallas CIT will focus on zip codes 75215 and 75210. These zip codes, just south of Downtown Dallas, are among the top tier of neighborhoods with the most rapidly appreciating property values. Too often when this happens, outside investors enjoy the financial benefit of this growth and legacy residents are displaced due to rising rents and property taxes. The Community Investment Trust is an equitable development tool that seeks to change that by creating a secure accessible pathway for legacy residents to become investors and owners. We will be starting with community ownership of one retail building on a main commercial corridor with plans to add additional buildings over time. Key Responsibilities: Designing internal systems Creating planning tools and templates Mapping outreach processes for staff to implement Developing internal communication frameworks (staff carry out outreach) Supporting evaluation tool development Creating internal tracking systems
